Annual Preventive Maintenance - Heating
You can save money and burn less oil by having your heating system maintained by our experienced service technicians. We follow the standards set by the Environmental Protection Agency so that your burner will operate at its highest possible efficiency. Based on an initial combustion efficiency test, we will perform 18 to 29 of these steps annually, as determined by our technician.

1. Check With Customer About Heating System.
2. Check Operation From Thermostat.
3. Check And Clean The Heat Exchanger, Flue Piping And Base Of Chimney.
4. Reseal Collector Flue Box, Chimney Base, And Cleanout Ports.
5. Check And Replace The Nozzle, Oil Filter And Strainer If Necessary.
6. Check And Clean The Nozzle Drawer Assembly, Burner Fan, And Blast Tube.
7. Clear Oil Lines.
8. Check Pump Operating Pressure, Pump Cut–Off, And Pump Vacuum.
9. Check Safety Lockout Timing.
10. Check OHMS Reading of Cad Cell.
11. Check Transformer.
12. If Hot Water, Check Aquastat Settings. Check High Limit By Adjusting It Until Unit Stops.
13. If Hot Water, Check Boiler Pressure.

15. If Hot Water, Check To See That All Zones Deliver Heat On A Call From The Thermostat.

28. Discuss With Customer Your Findings.
29. Report Any Additional Work If Needed To Your Supervisor And Arrange, If Appropriate, With The Customer And The Service Coordinators A Time To Do The Work.

Free Replacement or Repair
The following parts will be replaced free if they fail — labor is included.

In addition, this plan offers:

• A $75.00 credit toward repair of any heating item not covered. Such items are, but are not limited to: circulator motors, blower motors, pressure relief valves, pressure reducing valves, flow control valves, zone valves, zone valve heads, circulator assemblies, blower assemblies, mixing valves, combination primary and triple acting aquastats, triple acting aquastats, and integrated circuit boards. For boilers this means such items as system managers, Logamatic, tekmars, and taco zone relays. For warm furnaces this means all OEM and universal integrated circuit boards.
• Coverage of additional zones at a cost of $10.00 per zone.

• For Oil Water Heaters: All burner parts, the aquastat, the temperature and pressure relief valve, drains, wiring, vents, valves, and piping - and for oil systems - the tank also.
• For Water Storage Tanks With No Direct Firing: The circulator, the aquastat, the relief valve, all piping and valves, and if the heating unit is oil, the tank itself.
• For Electric Water Heaters: The circulator, the aquastat, the relief valve, all piping and valves. For tank failure there is a $100 tank credit towards replacement by E.T. Lawson.
• For Gas Water Heaters: The circulator, the aquastat, the relief valve, all piping and valves. For tank failure there is a $100 tank credit towards replacement by E.T. Lawson.

Priority Emergency Service: Our normal electrical hours are 8AM to 5PM Monday thru Friday. For customers with Electrical Service Agreements there is no Trip/Diagnostic Fee for calls during these hours. For after hour service the Trip Charge is $129.95

Our Electrical Inspection Includes The Following:

• Home: Inspect to current code status.
• Main Electrical Panel: Inspect and test all circuit breakers for proper operation. Re-torque all electrical connections. Identify and label each branch circuit. Perform current load test on each main feed line and balance load when required.
• Lighting: Inspect and test all indoor and outdoor lighting for proper operation. Replace, free of charge, up to two standard incandescent lights (40, 60, or 100 watt), up to two four foot standard fluorescent light bulbs, and one standard floor or spot light (75, 100, or 150 watt).
• Smoke Detectors: Inspect and test, replace up to two nine volt batteries, free of charge.
• Timers & Dimmers: Inspect, test, and adjust.
• Electronic Appliances: Inspect for surge and lightning protection.

ANNUAL 13 POINT FURNACE INSPECTION & TUNE-UP 

The Department of Energy estimates that an annual tune-up will reduce your oil consumption 5%. In addition annual maintenance prolongs equipment life. Our tune-up includes:

• Vacuum Vaporizing Pot, Heat Exchanger, Smoke Pipe and Chimney Flue
• Seal All Openings
• Clean Strainer In Carburetor
• Rod Out Fuel Inlet Area From Carburetor Into Vaporizing Pot
• Replace Oil Filter
• Clear Oil Lines
• Check And Drain Water From Oil Tank
• Check Condition of Fire Rings
• Check And Clean Fan Blades If Applicable
• Oil Blower Motor If Applicable
• Clean Surface Of Space Heater
• Report Any Additional Work Needed If Necessary
• Install Furnace Sticker

ANNUAL SAFETY CHECK

The automatic oil cut off on the carburetor will be checked for proper operation.

PARTS REPLACEMENT

Free replacement or repair includes any of the following standard heating system parts which fail during normal use:

• One plain thermostat
• Oil filter element
• Oil filter housing
• Smoke pipe
• Draft regulator
• OBSOLESCENCE: If the unit cannot operate due to the failure of parts which are no longer available; we will credit $75 towards the replacement of this unit with another oil fired system.
• And for parts not covered, all heating services will be billed at 20% off our standard rates.
